Building sites in the Texas Hill Country are as unique as our customers.  It can be challenging to find an existing house plan that not only is appropriate for your specific tastes and lifestyle but that is also suitable for your building site and that can be constructed within your budget. As a true custom home builder, we provide the necessary design services for your home to be both unique and site specific while staying within your budget. Our design team consists of a building designer, interior designer, cost estimator, and process coordinator.

Our process begins with a pre-design meeting to define your project and establish a reasonable budget.  At the end of that meeting, an initial $1000 retainer fee is required to begin the design phase.  The initial design meeting is scheduled at your property to assess the natural characteristics and other features of your building site.  Only two or three follow-up meetings are usually necessary to complete an initial floor plan and elevation.  A detailed estimate for the total cost of construction is then completed and presented.

An additional retainer fee is required to complete your final building plans and specifications.  The fee is determined by the total square foot area of your home multiplied by $1.25.  A soil sample is obtained from your building site for professionally engineering your foundation.  Your mechanical and septic systems are also professionally engineered for proper sizing and installation.  Final pricing is then completed followed by a Construction Agreement for the completion of your home at a set price according to detailed plans and specifications.  Costs related to design and engineering are included in the contract price and all retainer fees are applied as paid earnest money
